Why Annual Inspections Are Essential
Australian Standard AS 3660 recommends annual termite inspections by a licensed timber pest inspector. In high-risk areas (most of coastal and central Australia), twice-yearly inspections are recommended. The inspection identifies active termites, conducive conditions, and any existing damage — enabling early intervention before damage becomes structural.
If You Find Live Termites
Never disturb a termite colony — disturbing them causes them to scatter and re-infest elsewhere in the structure. Do not spray them with insecticide, remove the mud tubes, or seal the entry point. Call a licensed pest controller immediately. They will assess the infestation and recommend the most effective treatment.
⚠️ Watch out: A single termite colony can contain 1–3 million workers. They can consume a structural timber bearer in months. Early professional treatment is far cheaper than structural repairs.
Chemical Soil Treatment (Liquid Termiticide)
A liquid termiticide (typically Termidor, containing Fipronil) is injected into the soil around and under the building perimeter, creating a treated zone termites pass through and carry back to the colony. This is the most effective treatment in Australia, with a proven efficacy rate of 97%+. Lasts 8 years. Cost: $1,500–$4,000.
Bait Stations
Bait stations (Sentricon, TermiMesh Bait) are in-ground stations containing a growth regulator bait that workers carry back to the colony, killing it over 1–3 months. Stations must be monitored quarterly. Cost: $1,500–$3,000 installed plus $300–$600/year for monitoring. Often recommended for properties where chemical treatment is difficult.
Physical Barriers (New Construction)
Physical termite barriers (stainless steel mesh, crushed granite, or plastic sheeting) are installed during construction — under slabs and around pipe penetrations — to create a physical barrier termites cannot penetrate without detection. These are permanent and don't require renewing, making them excellent value over the life of a home.
