Types of Skylights
- 1 Fixed skylight: sealed, light-only, no ventilation — most affordable
- 2 Openable skylight (Velux, Fakro): opens for fresh air — adds ventilation to internal rooms
- 3 Tubular (solar tube): flexible tube channels light from roof to internal room — perfect for dark hallways, bathrooms, or rooms without roof access
- 4 Roof window: flush-mounted, accessible for cleaning from inside — used in habitable roof spaces
Heat Gain Considerations
In Australia, north-facing skylights gain the most winter sun and are excellent for passive solar heating. But in Queensland, WA, and SA, any unshaded skylight can cause significant heat gain in summer. Specify: Low-E glazing, tinted or laminated glass, or install with a quality blind/shade blind kit.
Pro tip: Velux and Fakro both offer electric blind systems that integrate with smart home systems — they can auto-close when temperature reaches a set point.
Is Council Approval Needed?
In most Australian states, skylights in non-heritage residential properties do not require council approval. They are typically exempt development. Heritage-listed properties or conservation areas may restrict visible roof modifications — check with your council's heritage officer.
The Installation Process
Skylight installation requires coordinated work between a roofer (creating the roof penetration and installing flashing) and a plasterer (forming the light shaft/reveal below). These two tradies need to be booked together or through a specialist skylight installer who manages both. Never allow the roof opening to remain unsealed overnight — always plan weather windows.
Tubular Skylights for Internal Rooms
If the room you want to light doesn't have direct roof access (e.g. a hallway between two upstairs bedrooms, or a ground floor bathroom with another storey above), a tubular skylight can flex through ceiling cavities. Solatube and Sun Tunnel are popular Australian brands. Diameter 250-350mm for hallways, 350-450mm for bathrooms.
