New Home Build Checklist: From Land Purchase to Handover in Australia

Building a new home is the biggest financial decision most Australians make. This checklist covers every stage from land selection through to handover.

Phase 1: Finance and Land

  • 1 Get home loan pre-approval before searching
  • 2 Check zoning, easements, flood overlays
  • 3 Assess orientation for passive solar
  • 4 Confirm services: sewer, water, power, NBN

Phase 2: Selecting Your Builder

Check licence via your state's building regulator, read recent reviews, visit completed homes, and ask for references from the last 12 months.

Pro tip: Check builder financial stability and ensure Home Warranty Insurance is in place.

Phase 3: Design and Contract

  • 1 Finalise floor plan and facade
  • 2 Select all structural elements
  • 3 Choose all colour selections
  • 4 Get a solicitor to review your building contract
  • 5 Understand progress payment schedule

Phase 4: Construction Stages

  • 1 Slab: base poured and cured
  • 2 Frame: walls and roof erected
  • 3 Lock-up: roof, windows, external doors installed
  • 4 Fixing: internal fitout
  • 5 Practical Completion: final inspection, handover

Practical Completion Inspection (PCI)

Walk through your home with the builder and document every defect.

⚠️ Watch out: Don't rush the PCI. Any defects not noted at handover are harder to claim later.
