Adding an Ensuite: What Australian Homeowners Need to Know

An ensuite bathroom adds privacy, daily convenience, and significant property value. Here's how to plan, approve, and build one successfully in an Australian home.

Does an Ensuite Add Value?

Yes — consistently. A master bedroom with an ensuite is one of the top buyer preferences in Australian family homes. In most markets, adding an ensuite returns $1.50–$2.00 for every $1 spent, particularly in suburbs where 3-bedroom homes predominate and a second bathroom is scarce.

Minimum Ensuite Dimensions

A functional ensuite can fit in as little as 3m² — roughly 1.5m × 2m. This accommodates a wall-hung toilet, corner shower (900×900mm), and small vanity. Comfort ensuites start at 5–7m².

Pro tip: Look at your existing floor plan for 'dead' space — walk-in robes, storage rooms, and unusually wide corridors are common conversion candidates.

Do You Need Council Approval?

In most Australian states, adding an ensuite inside the existing building footprint is internal work and does not require council approval. A building notification or CDC may be needed in some states. Check with your local council or a private certifier.

Trade Sequence for an Ensuite

  • 1 Builder: frame new walls, create doorway opening in bedroom
  • 2 Plumber: extend existing waste and water supply lines into new space
  • 3 Electrician: new lighting circuit, exhaust fan, and safety switch
  • 4 Waterproofer: membrane all wet areas (mandatory, licensed)
  • 5 Tiler: after waterproofing cure
  • 6 Plumber (return): fit tapware, toilet, shower head
  • 7 Plasterer: patch any disturbed walls in bedroom
  • 8 Painter: ensuite and repatch in bedroom

Plumbing Proximity

The closer your ensuite is to existing plumbing (existing bathroom or kitchen), the lower the cost. Moving waste lines horizontally in a slab-on-ground home is expensive — it requires concrete cutting. Locating the ensuite on the same wet wall as an existing bathroom dramatically reduces plumbing costs.
