Council Approval Guide: DA vs CDC

One of the most common (and expensive) mistakes homeowners make is proceeding with building work without the correct approval.

What Work Requires Council Approval?

  • 1 New dwellings and major extensions
  • 2 Decks over 1m high or 10m²
  • 3 Swimming pools (all types)
  • 4 Garages and outbuildings above certain sizes
  • 5 Demolition of buildings

Development Application (DA)

A DA is lodged with your local council and assessed by council planning officers. Processing time is typically 30–100 days.

Pro tip: Many councils offer a free pre-lodgement meeting before you spend money on drawings.

Complying Development Certificate (CDC)

A CDC is issued by a private certifier and typically takes 10–20 business days.
